Wow, what an interesting looking bird. It certainly does appear to be a Pine Warbler, the combination of location, time of year, along with the fact that this appears to be a very young bird due to the fleshy gape really narrows down the options. Slightly yellow-tinged feet, tail pattern, robust bill, and yellow feathers coming in all further confirm this ID.
